With unfettered access to Poole Harbour, The Salterns is designed to showcase its spectacular coastal setting at every opportunity. There’s direct access to the lagoon waters and a private residents beach, sun-soaked waterfront terraces and balconies lining almost every bedroom. Set over four storeys, the views at this waterfront townhouse become more mesmerising with each and every floor, spanning the lagoon and Poole Harbour from one side, and across the marina to the golden strip of Sandbanks on the other.
Stepping into the open plan dining and living space, eyes are immediately drawn to the bifold doors and the blue views that lie just beyond. This stylish space is awash with calming, desaturated hues that don’t dare distract from the vistas. Whether cooking fresh fish in the sleek, contemporary kitchen, gathering together for group meals at the dining table or settling on a sofa in the soft morning sun, throw open the patio doors and let the sounds of the lagoon below drift inside.
From sunbathing to sunset-watching, the split-level west facing terrace is the place to be. Everything tastes better in the fresh sea air, and what better way to spend an afternoon than by watching life unfold on the water below while the barbecue sizzles. Follow the private steps from the garden down to the shoreline and the private tidal beach that awaits to search for seashells, launch kayaks and paddleboards or simply to splash in the calm lagoon waters. After balmy beach days filled with saltwater adventures, hop back up to the terrace to rinse off in the heated outdoor shower and wash down wetsuits, before settling on a recliner for an ice cold drink as bright, flaring sunsets fill the sky.
All four of The Salterns’ bedrooms boast sea views which make it hard to prise eyes away, but the gentle rhythm of the waves will soon lull all to sleep. All but one of the bedrooms step out onto private balconies where early-risers can soak up the dawn views with alfresco tea and toast in hand before joining the group for another dreamy day on the water.
FIRST FLOOR ACCOMMODATION

Kitchen: Contemporary kitchen with induction hob, double oven, microwave, fridge, freezer and dishwasher also has a small breakfast bar. Easterly views across the marina to Sandbanks.
Dining Area: Open plan mezzanine with a large dining table seating 6 comfortably and can accommodate 8 people, with steps leading down to the sitting room.
Sitting Room: Smart TV with Sky & soundbar, L-shaped sofa, coffee table and sideboard containing an array of board games. Large bi-fold doors open to the upper terrace.
SECOND FLOOR ACCOMMODATION
Bedroom 1: Harrison Spinks zip and link single BEDS which can be made into a super-king, fitted wardrobes with sliding doors. Easterly elevation views across the marina towards Sandbanks.
Bathroom: Panelled bath, separate shower cubicle with glazed shower door, wash hand basin and a low-level W.C.
Bedroom 2: Harrison Spinks zip and link single beds that can be made into a king, smart TV with Sky and fitted wardrobes with sliding doors to wes- facing private Balcony with glazed balcony screens and seating, enjoying stunning sea views across the lagoon and towards Poole Harbour.
THIRD FLOOR ACCOMMODATION
Bedroom 3: Double bed. Private Balcony with seating which faces east across the marina and enjoys views towards the Sandbanks peninsula.
Bedroom Master: Harrison Spinks king size bed. Private Balcony with comfortable seating and mazing views of the lagoon and towards Poole Harbour from its elevated west facing position. En-suite Shower Room: Double shower cubicle with glazed shower screen door and surround, wash hand basin and a low-level W.C.
OUTSIDE
Externally, the property boasts a variety of balconies and terraces to the front and rear elevations, all of which have sea views.
The lower level garden terrace provides an alfresco dining area with table, chairs and recliners. The lower-level terrace provides direct water access to the lagoon. Laid in timber decking, with timber steps leading down to the private resident’s beach and the lagoon via a short pathway. A spiral staircase leads to the upper terrace with a glazed balcony screen, seating and access to the first-floor accommodation.
The lower level garden terrace also leads to the ground floor outdoor wash down area. It has a heated outside shower with a tiled floor, making this an ideal spot to shower after a day on the water and to wash down wetsuits and water sports equipment.
Residents Beach: A small beach, accessible only from the lagoon side of the property, and not the marina. It can be tricky to get to at very high tide as the water come right up to the edge of the decking of the next few houses. The beach is sandy, though does often have shells and seaweed on it.
NOTE: Garden area not secure to waters edge, young children must be supervised outside.
PARKING
To the front of the property, there is access to the garage, with a driveway providing off road parking, and a secure outside store located under the external staircase (which leads to the front door and the first-floor accommodation). One car can be parked on the driveway and a further car can occupy the garage.
The substantial garage occupies the whole of the ground floor and has a single electric powered garage door to the front with double doors to the rear leading to the wash down area. The garage houses the laundry appliances as well as sofas and a football table.
Lilliput is a stylish waterside suburb of Poole, set on the shores of the huge natural harbour, and is sandwiched between Bournemouth and Poole’s buzzing town centres. Set in an enviable position on Salterns Marina, jutting into Poole Harbour, The Salterns is paradise for those drawn by the call of the sea. This luxury townhouse is surrounded by water, with private access to the shore from the garden steps. Wake up and race straight to the shoreline for a sunrise swim in the calm lagoon waters, launch stand up paddle boards, or get hearts thumping with a jet ski safari, before drying off in the sun on the shores of the private residents’ beach. Poole Harbour is also a haven for sailors, and several yacht clubs line Lilliput’s shoreline, while Salterns Marina’s chandlery is right on the doorstep. Stocking an array of marine hardware and watersport equipment, it’s the first port of call for all things nautical.
For balmy beach days, Sandbanks is little more than a mile’s walk away and offers soft sand that stretches for miles. Take sandy strolls, sunbathe, swim, sip cold drinks at beachside bars and settle down on blankets for sunset picnics. From Sandbanks, ferry rides lead to both Brownsea Island, a haven for wildlife including the rare red squirrel, and Shell Bay on the Studland Peninsula, home of unspoilt beaches and breathtaking coastal walks. The Salterns also benefits from being within putting distance of Parkstone Golf Club, considered one of the finest courses on the south coast.
To fuel all these adventures, stock up on essentials from Lilliput’s parade of shops and buy freshly-baked pastries for breakfast from the local patisserie. Take a seat at The Deck at Salterns, the marina’s new alfresco bar and dining experience which boasts beautiful views across Sandbanks and Brownsea Island, or book a table at Lilliput’s exceptional Thai restaurant. Staying so close to the coast, it’s only right to indulge in some fresh seafood - try Rick Stein’s Sandbanks restaurant, Shell Bay Seafood or The Pig on the Beach.

It’s a beautiful house in a beautiful location, great for water sports, bring your own equipment. Local Thai and fish ‘n chip restaurants serve delicious food and are very friendly. Mark Bennett’s bakery has a wide range of amazing breads, pastries, sandwiches. Perfect for breakfast also. Little Tesco also around the corner, perfect for a little stock up. Easy walking distance to either Sandbanks or Poole where there are also lots of amenities. Sandbanks beach is beautiful.
